Terms and Conditions for renting Villa San Giuseppe


1. Contract

Booking and sending the required deposit implies acceptance of these terms and conditions. Confirmation of booking will be via e mail. A booking only becomes definite after we have accepted the booking, the deposit has been received and we have issued a confirmation. We reserve the right to decline any booking at our discretion. The client is responsible for the full cost of the holiday, including any amendment or cancellation charges.

2. Payments

A non-refundable deposit of 25% of the holiday cost is required to confirm a booking within 3 months of arrival date. The balance and a £200 security deposit must be paid 8 weeks prior to arrival date. The security deposit is for any damage and breakages, and any extra gas, electricity and cleaning incurred during your stay. The client is responsible for ensuring the accommodation is left in the same state of cleanliness and repair as found at the commencement of the holiday.

We prefer any minor breakages to be replaced by you with something similar, and then to return your deposit in full. The full amount will be refunded within 14 days of departure (less any damages/extras). If the balance is not paid by the due date we reserve the right to cancel the booking. If you book less than 8 weeks prior to departure date, the full balance is payable on booking. You may pay by cheque or via Internet banking in Sterling or Euros.

3. If you cancel or change your booking

We will try wherever possible to accommodate any alteration you may request after booking, including change of start or finish date. If the client cancels the holiday the client must inform us in writing by post or e-mail. A cancellation will be effective from the date received. The following cancellation charges will apply:
More than 6 weeks prior to departure: Deposit. Less than 6 weeks prior to departure: 100%. However, if we can re-let the period we would make a refund: at the same price, a full refund less £25 administration fee; at a reduced price, the lower price less £25 administration fee would be refunded.

4. If we cancel or change your booking

If we have to cancel your holiday before your departure date, we will inform you as soon as practically possible and offer you either alternative holiday dates or a full and prompt refund of all monies paid.
We cannot accept responsibility or pay compensation where we are forced to change or cancel your holiday due to circumstances beyond our control: material threat of war, riot, civil strife, industrial dispute, terrorist activity, natural or nuclear disaster, fire or adverse weather conditions or similar events.

5. Our liability to you

We accept responsibility for the proven acts or omissions by us and our agent whilst acting within the course of providing your holiday, except where attributable to the fault of any member of your party, to an unconnected third party or to an event which we or our agent could not have foreseen.
The use of the property is entirely at the clients risk and no responsibility will be accepted for injury or illness during your stay, nor loss or damage to personal property or vehicles.

6. Complaints

In the rare event that you have a complaint, the matter must be raised with the agent or owner before departure, in order to achieve a speedy resolution.

7. Insurance

You are strongly advised to take out your own holiday / travel curtailment insurance.

8. Passports, Visas & Flights

All persons travelling should be in possession of a valid passport. Passports should be valid for 6 months after your return date. No visas are required by British passport holders. You are responsible for your own flights, transfers, etc.
